I'm hoping that somebody can help ..... I'm doing the books for the Self Employed builder who is building a property from scratch.
For spme nagging reason I have it in my head that he only has to pay 5% on his supplies for the purposes of the VAT100 - am I right, or just making these things up in my mind? :D =============
Well, I don't know where you get it from ;) but I don't think it's right. IIRC the 5% rate applies only to certain conversions - e.g. a single dwelling into flats, or (I think) barn conversions. And that applies only to the charges made by the builder - I think that any direct supplies of materials would still be standard rated.
I presume that he's doing this as a normal trade venture, in which case he pays the normal VAT and recovers it in the ordinary way.
If he's building it for himself, then I think that he should make a normal self build claim on completion of the contract. You wouldn't want it being part of his trading stock and transferred to him at full market value. :eek: =============
